Olen Resort by Ateno Architecture Studio shapes coastal living on the Aegean Sea

Olen Resort organizes coastal living through Point Line Plane architecture

Olen Resort by Ateno Architecture Studio is a coastal residential project on a steep amphitheatrical site overlooking the Aegean Sea, where architecture is organized as a Point Line Plane composition integrating landscape and hospitality functions. Designed as a multi-level resort typology, Olen Resort responds directly to the terrain’s morphology while accommodating private and shared living environments.

Olen Resort is structured into three distinct morphological units that define both spatial hierarchy and circulation. At the highest elevation, the Plane operates as a communal platform for residents. This elevated terrace is defined by a continuous arched retaining wall that traces the natural contours of the slope. The wall performs multiple roles: it stabilizes the terrain, organizes vertical movement through integrated ramps and stairs, and embeds interior spaces within its mass. Within this upper level, three independent guest units are positioned, each oriented toward the sea while maintaining privacy through careful spacing and sectional variation.

The Line occupies the central portion of the site as a partially submerged rectangular volume. This linear building contains two autonomous living units that can operate independently or function as a combined residence. Its architectural presence is deliberately reduced through its setback beneath an extended shading overhang, allowing the landscape and upper structures to dominate the visual field. The Line acts as an infrastructural layer, supporting habitation while maintaining a restrained architectural expression. Its outdoor areas extend laterally, offering flexible configurations for different occupancy scenarios.

At the lowest point of Olen Resort, closest to the shoreline, the Point introduces a singular and secluded guesthouse. This fully subterranean structure is designed to remain visually absent, reinforcing a direct relationship with the natural environment. Constructed using materials sourced directly from the site, the Point emphasizes continuity with the surrounding terrain. Only a circular terrace is visible above ground, forming a defined platform that frames uninterrupted views of the Aegean Sea. This minimal intervention establishes a place for retreat, where spatial experience is defined by proximity to the sea and acoustic immersion in the landscape.

Olen Resort demonstrates a precise approach to topographical integration, where architecture is not imposed but calibrated through sectional strategies and material continuity. The use of submerged volumes reduces visual impact while enhancing thermal performance, aligning with principles of sustainable coastal architecture. By organizing the project into Point Line Plane, Ateno Architecture Studio creates a clear spatial narrative that balances privacy, collectivity, and environmental sensitivity. The result is a resort that operates as both a residential complex and a site-specific architectural system shaped by terrain, climate, and view.
